What does it mean when the city inspects an apartment building?

I am not sure whether this is the right venue. Recently, an inspector from the city of Los Angeles inspected all the units in our apartment building. I do not think this is from the Health Dept. but the last time we were inspected was two years ago when our apartment building was sold. Does this mean this building is for sale again?

he is threatening to turn off all elec,water,&trash removal if we don’t pay him rent.since he longer own the building,what do we do to keep our utilities that included in our rent on?everyone is putting their rent in escrow account at their bank.in case we are told by the city to move immediately.

Passive Income from Apartment Buildings

Passive income is a subject that is often thought or talked about in commercial real estate. The passive income is the income from rental activity, with limited business interests or other activities in which the investor does not materially participate. In other words, this is what apartment investing is all about. It requires buying a commercial real estate property and getting it to the point where it takes none of your funds to run or to pay any of its expenses.
Instead of laying out additional money for the building, you are gaining a steady profit from it. It can be done easily with apartment building investing, multi-family properties and even with single-family houses. But, it will take more years to gain passive income from single family homes than it will from apartment investing or multi-family properties. This is because with these types of dwellings you have more total rental units, with your tenants paying the expenses from the start. Single-family houses are dependant on the house being rented. If the house is without a tenant, there is no income from this property and it may take longer until it is paid off. This means it will be longer before you have the deed in hand and a passive income.
Multi-family properties are the fastest way to have passive income in your portfolio, with the exception of a large apartment building. With these properties there are enough tenants that if one unit is empty, it is not going to affect the profit from the apartment investing. Nor will there come a time when you will need to place any of your income into this property, as there will be enough tenant-generated income to pay for any expenses.
This passive income is why apartment investing and commercial real estate and multi-family properties is so coveted. These properties have little more in the way of upkeep than do single family houses, but there will be higher profits. With more units to rent, any upkeep can come from the tenants rent, and still you will still have a steady income.
Passive income will do much for your portfolio, which you will need when it is time to do more apartment investing or to buy multi-family properties. Banks will look at you more favorably with a strong portfolio. There are also different tax breaks that will be available to you. There are many more incentives when you have passive income from commercial real estate, leading to more properties that will bring in still more passive income.

Resurgence of Apartment Living in Indianapolis

In response to the trends noted by the Indianapolis real estate community in the last three years, many commercial condominium developments are converting to apartments. As lenders are becoming more restrictive in continuing construction loans and developers are finding that they are unable to sell the units already finished and move-in ready, developers are beginning to adopt the same posture as that taken by homeowners who purchased the next home before selling the first – put the property up for lease to pay the bills until the market turns around.

Purchase minded consumers wishing to downsize their expenses, including lawn maintenance and property taxes were expected to flood into the condominium market as the home sales market diminished. Instead, developers are finding that the current market trend is too far into the trenches, in that those potential buyers that were going to eat up the condo market, have already done so, and the remaining who have the desire to do so, have homes in other areas that cannot be sold.

Since the Indianapolis real estate market is one of the last in the nation to really feel the pinch of credit problems and plummeting property values, there is a lot of wonderful opportunities to make money in Indianapolis real estate, if you still have the financial security to hold the properties without risk. Apartment buildings are available at relatively low cost and are a good investment.

As more and more people realize that the indulgences of the last ten years are coming to an end, and are worrying about job stability, many are foreclosing on their homes and finding themselves needing a place to live without the benefit of good credit to secure a mortgage. The resurgence of apartment living is evident, and there are plenty of apartment buildings for sale in the Indianapolis real estate market. Another consideration is establishing enough income from rented units to cover the loss of unrented units at any given time. Generally, the larger the number of units, the more opportunity to rebound from a small percentage of un-leased units. Fortunately, the Indianapolis real estate trends are showing that more and more people are returning to apartment living. Even for those who have maintained their job and have substantial income, are generally unwilling to purchase real estate for fear of having to transfer out of state and are therefore leasing apartments instead.

Since the Indianapolis real estate market has been traditionally strong, even in the recent downturns in the economy and the real estate market as a whole, the local economy is still drawing new population, making the purchase of apartment buildings a lucrative investment.
