]]> I’m thinking if you could buy an apartment building for 1.4 million that brings in 227,000 per year in rent, could you finance it with a loan? Say your loan is 175000 per year. That would leave you with 52,000 per year to maintain the property, and anything left over is profit. Are my numbers unrealistic? If not, what prevents more people from doing this? It seems like such a simple and obvious way to make money with relatively little effort involved. Usually there is a catch, but I’m thinking most mortgages on a 1.4 million dollar property might be even less than 175K a year. Maybe more like 120K over 14 years. So 226,800 in rent would leave you with 106,800 a year for maintenance/profit.

These are real numbers from a real property I’m looking at online right now. 1.4 million dollar selling price, 227,000 per year in rent. Is there something I’m missing here?

]]> I have a wife & 3 1/2 year old son and, we want to be in a good position and not have to worry about selling this house once the new one is built. Renting would save us about $3-500 per month over the current house we’re in and, that would allow us to pay off more bills, letting us eventually borrow more for the new house.

]]> I’ve had to move 3 times in the last 4 years. Because the apartment building that I live in has gone into foreclosure. The owner-of course-doesn’t tell us renters anything.

Is there a website that I can check before I move into a new apartment building to see if it’s in foreclosure? There are plenty of websites that want to SELL me a foreclosed building, but nothing that will check on an address that I imput to show if that given address is in foreclosure.
