			<content:encoded><![CDATA[<p>When most people hear about the millions of dollars investors make buying and selling real estate, the majority of them think about homes and duplexes. That&#8217;s because nearly everyone starts in the single family market.</p>
<p>
<p>But they don&#8217;t have to. The main reason investors start out buying homes is because they&#8217;ve heard all the stories or watched an infomercial where some guru is pitching the latest and greatest &#8220;no money down&#8221; technique. Buyers think they can purchase homes with no cash using a variety of methods including foreclosure, rehab, fix and flip, subject to, lease option, partnerships, wholesaling and more. And they&#8217;re right-you can buy homes that way. But you can do the same thing with apartment buildings.</p>
<p>
<p>The benefits of investing in multifamily properties are out of this world. I haven&#8217;t found a single reason not to invest in apartment buildings. Let&#8217;s review five of the top reasons apartments simply make more sense.</p>
<p>
<p><strong>Apartments almost always provide a more affordable housing option:</strong></p>
<p>
<p>I can&#8217;t get into all the economics explaining why apartments provide a more affordable housing option in this article because it would turn into a book. So let&#8217;s try to simplify it. The difference between the amount of rental and mortgage payments consumers spend each month is what I call the &#8220;gap&#8221;. Picture a bar graph where the average rent is $600 per month and the average mortgage is $1,000. The difference is the gap. As the gap increases fewer people can afford to purchase a home. There are only two ways the gap can get bigger. First, the mortgage payment increases or second, rental rates decrease. Most of the time rents do not decline, at least not significantly.</p>
<p>
<p>Mortgages, on the other hand, usually increase. If enough homes exist in the market, to meet demand, builders stop building. When demand catches up, they start developing again, because it becomes profitable. That means prices increase, and with them, mortgages. As mortgages increase the gap gets bigger and we experience greater demand for apartment rentals and that pushes rent higher. Rent growth always follows mortgage growth. This is one of the best reasons to buy an apartment building.</p>
<p>
<p><strong>Somebody else manages the property:</strong></p>
<p>
<p>One of the biggest advantages of buying apartment buildings is leverage. All real estate investors understand the term leverage, but most relate the term to money. There are lots of ways to leverage; money is just one of several. When you buy apartments, you leverage off the work and effort of other people because you can afford it. A lot of investors don&#8217;t want to be property managers-I&#8217;m one of them. Others don&#8217;t trust them and with good reason. But if you take the necessary steps, you&#8217;ll enjoy the benefits of apartment building ownership (cash flow, appreciation, tax advantages, or principal reduction or a combination of them) for many, many years to come. The best part? Somebody else does all the work.</p>
<p>
<p><strong>The numbers make more sense:</strong></p>
<p>
<p>When you buy single family homes and 2-4 unit properties your expenses usually consist of taxes and insurance. If you&#8217;re lucky, you might find one other line item such as management or utilities. But that doesn&#8217;t mean other expenses don&#8217;t exist. We all know there will be turnover, resident issues and the like. When you buy apartment buildings, expenses include taxes, insurance, utilities, maintenance, management, advertising and much more. Not only that, but you get to spread out the cost of maintaining the property across more units. The economies of scale are far superior to homes and 2-4 unit properties. For example, if you have a total of 20 houses, you have 20 different roofs. You also have 20 different utility bills, tax statements, mortgage payments and who knows how much time you&#8217;ll spend traveling from property to property. The numbers just make more sense with apartments.</p>
<p>
<p><strong>Increase income (and property value) and spend very little doing it:</strong></p>
<p>
<p>I have personally bought and sold many apartments where I didn&#8217;t spend a penny improving the property, yet I increased the value hundreds of thousands of dollars. While doing it, I also improved cash flow. &#8220;Forcing appreciation&#8221; on an apartment building can be as simple as increasing income and decreasing operating expense. To increase value with most real estate, you have to spend money improving the look of it. But that&#8217;s not necessarily the case with apartments. You might not have to spend anything at all.</p>
<p>
<p><strong>Less competition:</strong></p>
<p>
<p>Most investors limit their potential by selecting properties that require conventional financing. Then they shop based on the amount of money they have. When you look for a car, one of the first questions the salesperson will ask you is, &#8220;What price range?&#8221; Then they try to fit a car into that range. It&#8217;s true that the number of opportunities increases in relation to the amount of money you have available, but that&#8217;s the worst way to shop. There are lots of ways to buy apartments with no money, and because most buyers are looking for homes, you eliminate a majority of the competition when you invest in apartments.</p>

<p>Again, these are not all of the benefits to owning apartments, but it is a good start. The passive income is the income from rental activity, with limited business interests or other activities in which the investor does not materially participate. In other words, this is what apartment investing is all about. It requires buying a commercial real estate property and getting it to the point where it takes none of your funds to run or to pay any of its expenses.<br />
Instead of laying out additional money for the building, you are gaining a steady profit from it. It can be done easily with apartment building investing, multi-family properties and even with single-family houses. But, it will take more years to gain passive income from single family homes than it will from apartment investing or multi-family properties. This is because with these types of dwellings you have more total rental units, with your tenants paying the expenses from the start. Single-family houses are dependant on the house being rented. If the house is without a tenant, there is no income from this property and it may take longer until it is paid off. This means it will be longer before you have the deed in hand and a passive income.<br />
Multi-family properties are the fastest way to have passive income in your portfolio, with the exception of a large apartment building. With these properties there are enough tenants that if one unit is empty, it is not going to affect the profit from the apartment investing. Nor will there come a time when you will need to place any of your income into this property, as there will be enough tenant-generated income to pay for any expenses.<br />
This passive income is why apartment investing and commercial real estate and multi-family properties is so coveted. These properties have little more in the way of upkeep than do single family houses, but there will be higher profits. With more units to rent, any upkeep can come from the tenants rent, and still you will still have a steady income.<br />
Passive income will do much for your portfolio, which you will need when it is time to do more apartment investing or to buy multi-family properties. Banks will look at you more favorably with a strong portfolio. There are also different tax breaks that will be available to you. There are many more incentives when you have passive income from commercial real estate, leading to more properties that will bring in still more passive income.</p>

Single family homes are the focus of most investor portfolios and residential properties seem to get all the media attention. Naturally, investors feel more comfortable buying what they know and avoid seemingly different or more complicated products. Fortunately for savvy investors, apartment buildings don&#8217;t get the press they deserve and common misconceptions scare main-stream investors away from these cash-flow monsters. Here are 6 of the most common misconceptions people have about investing in apartment buildings and the money-making truth. </p>
<p>&#13;<br />
Misconception #1: You need highly specialized knowledge &#8211; Just like with residential investing, it pays to surround yourself with a good team of professionals that can help make good decisions. What most people don&#8217;t realize is that residential real estate professionals are rarely investment experts. In an apartment transaction, commercial real estate professionals strictly view the property as an investment. If a deal doesn&#8217;t make financial sense, both the buying agent and the lender should stop the transaction.  </p>
<p>&#13;<br />
Misconception #2: You need good credit &#8211; When applying for an apartment loan, banks look much less at the borrower and more at the property. If the property cash-flows adequately, you can get financing with a 600 credit score. Loans are available up to 90% of the purchase price and some lenders don&#8217;t require verification of income or assets, making it easy for first-time investors to get in the game.</p>
<p>&#13;<br />
Misconception #3: You need a lot of time &#8211; In most cases, the time spent acquiring an apartment building is equal to that of a single home purchase. However, when you consider that you can purchase 30 units in a single apartment building transaction versus the time (and additional costs) it would take to purchase 30 individual homes, apartment buildings have superior economies of. Keeping everything under one roof also makes maintenance of an apartment building relatively easier. There is only one roof that can leak, one yard to maintain and one pool to fix. So the economies of scale save you not only time, but also money.</p>
<p>&#13;<br />
Misconception #4: You need experience &#8211; No experience is required and a good real estate team can make buying an apartment building simple. Financing is available for first-time investors and streamlined loan processes make approvals quick and inexpensive.</p>

Misconception #5: The deals are harder to do &#8211; A commercial real estate contract is written a little different than a residential contract but the differences are subtle. Because apartment buildings are rental properties, data is available from the current owner to support the net income and determine the cash flow of the property. Additional time is provided to complete due diligence and secure financing.</p>
<p>&#13;<br />
Misconception #6: There are a lot of tenant problems &#8211; Rule #1 in becoming an apartment building investor is to never directly manage the property. Hire a property management company that gets paid on a % of the gross rent received to handle filling the property and managing tenants. If you set things up right, you will never have to meet a tenant or deal with a problem.</p>
<p>&#13;<br />
When shopping for an apartment building, some unique terms are used to describe the investment opportunity. Investors buy and sell properties based on Cap Rates. Cap Rate = Net Operating Income/Sales Price. The resulting percentage is usually disclosed by the selling agent and used to determine if the property is producing income above or below market value. If rents in the area are increasing, the Cap Rate % will be higher assuming the sales price stays equal. Cap rates in more upscale communities are typically in the 5-6% range but cap rates can be 11% for discounted properties that still have average rental income.</p>
<p>&#13;<br />
With lending guidelines tightening on residential properties and personal income increasing for Americans, rents are expected to climb in growing markets. This will make apartment buildings an even more attractive investment over the next 3 years.</p>
